Double extension cost

    Buying a house next year and want to redo an extension that is currently there (1970 house with current single flat roof extension). It would be 8 x 5sqm, and hoping to do a double to put another bedroom and ensuite upstairs. Hallway upstairs runs to the gable wall so easy to knock it through. Friends are carpenters, plasterers and tilers etc so really it's the build price as extras will be cash. Want to build it and then pit in the bathroom later when we have extra cash.

    Based in galway. How much around will it cost? And how much for architects fees should we budget for?
