Planning permission

    Hi

    have just been given planning permission to build a 200sqM two storey house on family farm, pending no appeals in next four weeks - fingers crossed.

    We will not be doing a self build, will need a builder to complete the entire project with my engineer creating the design and approving all stages etc

    I understand the next steps as follows, but might have misinterpreted some of this;

    1. Get site transferred from family farm into my name
    2. get site (now with full planning) valued by estate agent.
    3. get my engineer to provide construction drawings and detailed specs
    4. get my engineer to provide a cost estimate
    5. go to bank with cost estimate, confirmation of full planning and value of site plus planning and talk about a mortgage
    6. agree detailed drawings, layouts, specs with my engineer
    7. seek contractors to tender bass on agreed drawings and specs
    8. select a contractor and get break down of their costs etc

    if I have missed anything or got some of the sequence above wrong please do help :)

    I ideally want all this ready to go for next April/may to at least give us the option of building in 2023! Costs and materials dependant of course.

    Couple of obvious things. Get the valuation done before you go to the solicitor. Lodge the commencement notice and upload documents etc with BCMS. Your engineer will assist with that. Check your planning conditions to see if there are any that would make a change to the design or position of the house, entrance and septic tank if applicable and have the changes detailed in drawings before tendering.

    Don't forget a well/access to water

    will get valuation done before transferring site to my name.

    engineer will be asked to upload documents for building control approval etc

    no unusual planning condition around house positioning, entrance, well access (have a well on site and will be installing a private treatment for it)
