Extension knocked and another extension built query ?

    Old Council cottage.

    Permission was granted around 40 years ago for an extension. This extension has been completely knocked.

    A new extension of under 40m2 has recently been built at the rear of the cottage.

    On it own, the new extension would be exempt but I am wondering if the situation is complicated by the previous permitted extension ?

    If the new extension complies with all the requirements for exemption, I don't really see an issue?

    Agreed.

    The regs state that the original house can be extended by max 40 m2 so once the new extension complies with that and the associated conditions then there won't be an issue. Once the previous extension is knocked it resets the exemptions.
