Architect Fees for Attic Conversion

    Hi All,

    Hoping to get some guidance on architects fees for an attic conversion. We are looking to convert our attic to make a large room and a bathroom with dormer windows as well as velux.

    So far I have contacted one architect to get an idea of the process as well as fees involved. They described it as three stages: “1, planning permission, 2 detail design and 3 sign off on completion. It is understood that you may only wish to avail of the planning stage and not require stages 2 and 3”

    Their fees were €2.2k +vat per stage so approx €7.5 inc vat for all three stages.


    Is this the range I should be expecting to pay? It seems high to me but that could just be ignorance on my part as we haven’t been through this process before. I don’t want to cut corners and end up with a poor job but I also don’t want to overpay unnecessarily

    That fee for professionals services is reasonable for the services that must be carried out.

    Stage fees are in the ball park.

    only way you can check is compare like for like.
