Converting 1 bed apt to 2 bed apt

    Hi,

    I have a one bedroom apt (50 sq.m.) that I want to convert to a 2 bedroom apt.

    Do I need planning permission for these works?

    If you make any external alterations you will.

    You will need a fire safety certificate.

    No external alterations. Only internal.

    Is a fire cert required for internal works?

    Bear in mind that an apartment is not a house, so normal exemptions you would associate with houses do not apply.

    A fire safety certificate is not necessarily required for all internal works to an apartment, however, if you are 'intensifying' the use, i.e. turning from 1 bedroom to 2 bedroom, a fire safety certificate would be required.

    If it is a modern apartment building, the entire building would have been subject to a fire safety certificate, including your 1 bedroom apartment. You are proposing to change that.

    A 50m2 2 bed won't meet planning guidelines. And it a pretty crappy apartment imo. Might not be a enforceable planning issue per say. But it may be an issue if you ever want to sell. ie you have a apartment that doesn;t meet the guidlelines in place when it was built. If in not a planning compliacne issue, it doesn't look good.

    But you are changing the layout, and impact the fire escape. That needs an updated fire cert. And the new apartment would need to meet building regs.

    Material alterations to a building containing flats so as the lads have already stated, fire cert required.

    Then commencement notice through the bcms with an assigned certified et appointed.

    You will need MC approval before you start.
