Replace gas boiler or service

Need to replace existing boiler - 12 years old, not serviced regularly, starting to act up. It's a Baxi Megaflo, new in 2008.

Question is - the guy came out to quote on service/fixing, quoted €600 plus labour. Recommends replacing. I'm happy with that. But....we may be doing an extension on the house, this would add about 50 square metres (2.5 metre height room) of underfloor heating + bigger tank, onto existing 170 square metres house (existing is modern rads).

So....ideally I would future proof if affordable/makes sense: replace now with a boiler with the capacity to heat larger house of rads plus ufh.

Question - is there a massive difference between what would be needed for existing versus new in terms of cost? If so, and we were only 50% sure of doing the extension, then we might go for a like for like capacity replacement.
