Starting applying for mortgage

Just starting application for mortgage with my bank. I have nearly €60000 saved already. I earn €65,000 a year at the moment roughly and in the public sector with a pensionable job. I am single also. I was quoted roughly up to €250,000 for a mortgage and was going to use HTB scheme and maybe other new first time buyer scheme but there is absolutely nothing new in my budget 😓 Is there absolutely no other grant available for second hand houses? It is getting to the stage where probably won’t be able to buy a house as am approaching 40 soon and there is absolute nothing to help single people.I moved closer to home from the East giving up a permanent job in the hope of being able to buy a house in the west/mid west. It took me a few years to be permanent again due to lack of job. So frustrating after paying so much tax for past twenty years working and getting no help.
