Window 'Guarding' Alternatives

    Hi All,

    New build and finalising windows - upstairs bedroom has 2 windows. First window complies with fire regs. The second window has a cill that is 300 mm above FFL and I want to try and avoid the horrendous looking 'guarding' and looking for alternatives.

    Since the first window complies to fire regs as an escape/rescue, on the second window can I fit window restrictors that only allow the window to open no more than 100 mm and that has no facility to open beyond this? I had a look through TGD B and TGD K but cannot find what comprises 'Guarding'. I have read elsewhere that restrictors do not satisfy the regs but these restrictors have the facility to unlatch and allow the window to open further.

    I know my other option is to install a solid pain between 300 mm - 800 mm and have the opening above this but id like the entire window opening for the aesthetics of it from outside - or have it as a non opening window... which I would like to avoid.

    Are there any other alternatives to achieve this?

    does the offending window actually open at 300mm above first floor level?

    Can you have the mullion at 1100mm above Floor Level, that way its 800mm above the cill so it satisfies the Guarding requirements?

    Its the cill at 300mm which provides the foothold for a child.

    TGD Part K, the Guarding is a separate requirement to the Restrictor and Toughened Glazing below 800mm too.

    Very interesting gumbo thanks.

    Are we to take it that that is the official guidance that we will get from Irish BCOs for all situations where the cill is less than 800mm off a first floor?

    And is that regardless of the location of the mullion dividing fixed glazing from opening glazing?

    From what i've seen, if the horizontal mullion is at 800 from the floor (500 from the cill) then they have the option to erect a glazed guard to remove the foothold as such. Costly and doesnt look great IMO but it seems to be the common approach from what i see.

    I seen one today, first floor apartment.

    Opening section 675mm above the cill so they have to do something. Part B is my zone so i'll keep an eye on what the lads insist on and report back.

    But at 1100mm above FFL, it complies with Windows for Means of escape/Rescue so i dont't see an issue but maybe I'm missing something obvious.
