Does tradesman guarantee transfer when property sells?

    We bought a house with a 2 year old extension 2 years ago (extension is 4 years old)

    The extension roof is leaking at several points. We have a 10 year guarantee with previous owners name and wondered if the guarantee applies to the building, or to the contract with previous owner?

    If it is an actual product that is failing (ie a flat roof covering) there may be a guarantee you can call on, but your need the builder on board as they would be the point of purchase of the product.

    If it's a system problem (ie product not installed properly) you may have less luck chasing the builder

    Very rarely does a guarantee transfer with a change of ownership and since you didn't pay for the work you don't have any consumer protection.

    By default - see as above. read carefully any documentation if the document says anything different then you may be able to refer to that. In the absence of any clause to support your claim, you have no guarantee.

    But that doesn't mean you should not call up and try to get them to honor their guarantee. You can try. You just have no remedy if they say no.
