Another Opt Out question

    I can't find any Engineers willing to take on my self build for BCAR purposed. They either won't cover Dublin or are too busy. I can't afford an Architect as they won't do opt out and want the twice as much as the Engineers have quoted (and then not returned calls etc to engage with). This I can understand, I just can't afford their rates. And the bare minimum I can't find someone to deliver that service. I have to go direct labour to keep this within budget.

    So, this rules out a mortgage/bank (no one to sign off stage payments)

    If I sold my current house and got the shell built with the equity and could finish myself over time (mortgage free!), using Opt Out and signing all the BCAR paperwork myself, when I'm finished where does that leave me? I'll get as many compliance certs as I can along the way, structural, timber frame, electrical etc but when I die / if I want to sell can I get an opinion of compliance later on? Would that alleviate the risk?

    I'd like to do it the right way but in the current market I either put this on hold (planning expires next year) or start regardless of not finding an Engineer (And I've tried dozens).

    Plan Y is sell the site, Plan Z is sell the house and move abroad!

    If it's an Architect 15K+, if it's an Engineer 7.5K.

    Muffler - got a referral off an Architect's practice who lives nearby. Looks like it got me the Engineer I needed indirectly, Thanks!
