Malin Avenue, Ardkeen

Hi all, looking at moving from Dublin to Ardkeen area..any views on Malin Avenue or surrounds? Looks like a nice area but would appreciate some insider knowledge - thanks in advance!

There are a lot of renters in the estate but in general its quite a nice estate to live in (I used to be a renter there myself). You're within walking distance to Tesco, Aldi, & Lidl which is very handy. The Ardkeen/Dunmore road area is a very nice place to live and generally has everything you need but traffic into town can be a bit of a pain but there is good access to the ring road. The Cove & The Uluru are two good spots for food and drink out there. Also final point Ardkeen stores is right on your doorstep which is in my opinion the nicest place to do your food shopping in Ireland if you can afford it.

If you've found a house around there I wouldn't hesitate to pull the trigger and move.

what are prices like in that area at the moment, both rental and purchasing?

I bought in Ardkeen Village recently. Prices are listed as 10% higher than they were even before Christmas, and being sold for 10% more than that again!

Its mad though, there are still plenty of people out there who can afford new houses even when the highest bid adds up to 25000 to the original asking price. Most of the houses that are 200k upwards sell straight away in Waterford, and a lot of those are cash sales! The people who always had money still have money.

There is no way in hell i could buy a house nowadays. I scrimped for 3 years for a deposit on my modest 2 bed and that was still 180k 8 yrs back, and i had no help from parents, they didnt have the money to spare. I feel so sorry for newcomers to the housing market. If you are not in the "very comfortable" bracket then you havent a hope.

We've bid on 4 houses recently in Waterford - all have gone up 40-50k from asking, roughly 15-20% increases...

this is nuts folks, and completely unsustainable, theres gonna be absolute carnage at the next ge, we cant keep screwing young folks over like this, we have completely failed them, and they wont continue putting up with it either, and rightfully so!

I completely agree but I'm unsure how many people truly appreciate the situation.. when I tell people what's happening to us I get the impression they don't grasp just how ridiculous the market is!

Change definitely needed.. anyway, viewing in Ardkeen today...I noticed the ferry service over to the island nearby (little island?) Is there public access there and anything worth seeing or doing ? Thanks!

I think it is discretionary, you could be denied when it is busy, wedding etc.
