Mobile home on site with no planning permission??

    Is it viable to buy a plot of land (0.5 acre) and put a mobile home on it, connect to all services (well, sewerage, electricity) and live there for 4+ years ??

    so the idea is take out a loan for a plot of land and mobile home. Live in the mobile home while we pay off the loan and mobile home.

    this would also give us time to save for a mortgage deposit and get planning permission.

    then once we secure planning and a mortgage , live in the mobile while building and sell once move into house


    Is this something that people do ?? is this a good/bad way of going about it ?? any help/recommendations would be great ?? is there any other options other then renting??

    No, notwithstanding proof planning permission required before Electric and Mains Water is supplied to a site a person can not live in a mobile home on a site without planning.

    In essence even if you purchased a site you'd have to then apply for planning for a House, if and when planning approved it would not allow for the installation of a temporary dwelling, you could perhaps have a site office, storage facility in situ but you certainly will not get water connection to mains supply or Electricity supply without planning approval in place and both suppliers will seek proof of planning approval.

    I meant to add, I'd not being purchasing a site with the intention of building a home without planning permission already approved IMO.

    The ESB won't give you a connection without planning so best to lodge a planning application for a house and a mobile home before parting with any money for the site purchase. Never buy a site until you get planning permission.

    If you don't have the right surname then you won't be allowed. You'll be told to remove the mobile home if you are living in it.


    More seriously, have you checked the planning conditions for houses to see whether you qualify?

    There is no planning requirement to get ESB or water connected, plenty around Kildare with it connected for "Animal Welfare"

    There is definitely proof of planning permission required by ESB networks as part of the application process to get a connection if the supply is required for Housing. Irish water, I can't be 100% sure but would have to assume the same applies.

    You may be referring to a site/Land used in agriculture, Grazing etc a totally different scenario to what OP is asking about.

    think you missed the point, most people will request ESB/Water for "animal welfare" and not mention housing. In the end they end up being used for Log Cabins/Mobile homes/Chalet type buildings

    I'm not missing the point, I'm fully aware of what "Some People" might do, even if it were the case that OP went that route, they still cannot plonk a mobile home and decide to live in it without permission notwithstanding further hurdles down the road and this assuming no one doesn't object to start with (highly unlikely there won't be an objection)

    Plus, people can request what they like. It doesn't mean it will be granted. ESB won't give you a regular connection to nowhere. If you want one for a field, they will give you an unmetered connection for a fixed yearly fee, but it is only enough to power an electric fencer. So probably a lightbulb or two. You also have to apply for a connection to the water main unless you get a dodgy fella to come out and illegally put a saddle on it as a nixer but you'll get in fair trouble if caught.

    I heard of a case where a person put a mobile home (or might have been some sort of a cabin) in a parents garden. This was in the middle of the countryside and not visible from the road. The Council got wind of it eventually and it had to be taken out.

    I reckon the OP got a brainwave that they think is so genius that nobody else thought of it before. They think that that is the reason nobody does it - not because it just won't work.
