Kilcoole ? To buy or not to buy ?

    Hi all,


    Anyone familiar with Kilcoole ? Have been totally priced out of Dublin and looking for somewhere near the sea, village feel and despite having to commute to Dublin seems it may be an up and coming area? Comments appreciated 😀

    Moved from Dublin to Kilcoole 20 years ago. Wouldn't move back now. The village has built up a lot since then, with the usual issues around anti social behaviour that brings, but no worse than anywhere.

    The schools are pretty good here, but the secondary school CCA could do with expansion, even though it is less than 20 years old. The primary schools merged into a singular Kilcoole Primary School some years ago.

    There are 3 pubs in the village, 2 doing food, although not every day. Two coffee shops, one in Nicky's market and the other opposite Tesco. Some decent small shops but close enough to Greystones for its supermarkets and shops. There are also 3 takeaways in the village.

    The commute to Dublin can get tiresome. There is a small station by the sea, with a small number of trains stopping in the morning and the evening, but most commuters go to Greystones for the DART. There is also the 84X bus which takes about 80/90 mins to get to the city centre. There is also the hourly 84 which serves Greystones and Bray, although less often on weekends. Driving to the city is at the mercy of traffic on the N11, which can be very heavy in the mornings and evenings.

    I like the atmosphere in the village, but you have to expect that this means that there are not a huge amount of amenities. There are a few sports clubs, GAA, soccer, cricket, athletics, and a number of gyms and yoga. The beach is quite stony but nice, and some lovely country paths around the village.

    There are plans for more housing in the village, which may or may not impact negatively, but I suppose that is the same as everywhere.

    Jayobray, thanks so much really useful response. Do you think there will be future plans to develop the village further, ie more shops etc ?

    Some of the developments have commercial plans for them, so there will be some additional shops. I guess with additional people living here there will be demand for them, although some of the commercial units in Willowbrook never opened. There will probably be additional services like doctors etc.

    We are in the exact same position as you, priced out of Dublin and then priced out of Greystones so we looked at Kilcoole! We have purchased a new build in the town after a lot of research.

    Nice but small town that could do with some updating (which I'm sure it will over time as it grows). Has all the basics you would need though. Pubs, takeaways, coffee etc. Tesco express and a large centra are the main shops.

    Greystones is only 5 minutes drive and has everything you would need including shops and brilliant restaurants. Supervalu, lidl, Aldi, Tesco superstores are all close. Dunnes stores is in Newtown Mount Kennedy (also 5 minutes away)

    The sea is within waking distance which is priceless although it is a rocky beach. Can walk from Kilcoole to Greystones south beach (which has sand), take 40 minutes or so.

    Kilcoole also is so close to fantastic nature, Bird Watch Ireland nature reserve is a few minutes away and there are walks in the area, also Glen of the Downs and Roundwood are near. Wicklow national Park is a short drive. Druids Glen golf courses is around the corner. I also hear talk of a greenaway from Wicklow Town to Greystones which would benefit Kilcoole! Hope it happens.

    Driving back home to Dublin takes 25 minutes for us, haven't tried to do it in rush hour yet. Small train station in Kilcoole with limited parking and the DART is available from Greystones.

    Overall would highly recommend Kilcoole so far from what we have seen. Best of luck
