    Hi,

    New to boards and am looking for some advice.

    We have a site in Limerick belonging to my dad. Around 40 years ago planning was approved on the site, it was never developed. Around 25 years ago another planning application was submitted for the same site which threw back a percolation issue.

    Since this time planning has been approved on several sites right next to this one, excuse my ignorance, I am not sure if this makes a difference or not but the location was previously undeveloped and the area around it now has several houses.

    We are in the process of working out what we do with the site. Would it be best to begin with a percolation test to determine what, if any issues, there are and determine if there are solutions before going down a planning route?

    Have a look at the planning permissions for the adjacent houses and see what issues / conditions etc were applied to those. Then request a pre planning meeting with the local county council with a rough idea of what size house you would like to develop and any questions - percolation being one. A percolation test then might be worth it to see how this might impact costs. Also check county development plan for your area to see if it still supports ribbon development / your particular circumstances.

    Also - get yourself down to Citywest, Dublin this weekend to the self build exhibition - plenty of people to talk to and get suggestions from - free.
