Converting dormer to 2 story

    Hi, I am looking at converting my dormer into a 2 story and wondering what kind of cost would be involved? Also how to even start the process?

    My house has has a double roof so not sure if it is even feasible. I have attached a pic and would appreciate any advice. Thanks

    Would you even get planning? That's the biggest hurdle - then structural details from an Engineer about feasibility. Try a pre planning meeting with your County Council - are you going to increase the footprint of the house at all? Cheapest to most expensive option is to: build out, then up, then down in that order....

    Thanks Mike, I have organized for a pre planning meeting now with the Council. Ideally i only want to build up to add a master bedroom and en suite. Would you have any idea of the cost of adding a 2nd floor? Even a ball park figure nowadays?

    This looks like a big job - Check out Robin Clevett on youtube "the big build" series - this is something similar, and your footprint has some complexities to it that has to be carried up to the new roof. Try visiting the self build exhibition in Citywest, Dublin this weekend and you might find a few exhibitors who can give you an idea / ballpark - Architects / others that are there? There is also the Simon community event each, for a donation you get an hour with an Architect who could advise. Assume also if changing more than 25% of your fabric here you'll have to get to a B1 BER from what I recall, so more than just adding space under new building regs, plus appointing various BCAR specialities to sign off the work. Sorry, no idea on costs....
