Housing Is it impossible to buy at the moment?

We are in the very privileged position of having equity on our house (if we sold now probably 230k+). We have small children and are thinking of moving out a bit further, mainly an area with more green space, community and young families. We are quite central in Dublin at the moment.

However we would need to use the equity from the house sale towards the deposit, in addition are we crazy to even contemplate this at the moment?

My main fear is that we wouldn't get another house and we would be left with no where to go if we sold our current home. I have already registered interest in a few new developments but rarely hear back from the agents. The possibility is to rent but its very hard to even get rented accommodation too!
