Eco Building on a bog

    We are trying to find a piece of property that is a) affordable in our budget, b) large enough to be run as a smallholding, and c) that we can build our home on.


    Have managed to find two pieces of land in County Mayo, side by side, that fit the bill. 5-ish acres in total, a small river, 80% bog, 10% timber, and 10% good land. The river is on the good land bit. I say river but really, the pictures are more of a small stream than anything else.


    Step two (after purchase) would be pp for two static caravans to live in while working on pp for a new build - from research, non-traditional materials are harder/longer to get pp for and we want to do a hay bale home. Continuing to live in the caravans while we build is a given.


    But the estate agent said that we wouldn't get planning for a dwelling on a bog. Not, you might try this that or the other but a flat out IMPOSSIBLE!!!


    Waiting now to hear back from the County Council but is it that hard/impossible to get pp for something like this?

    If it is a protected wetland/bog and not just bad ground you won't get planning on it. You would struggle to get planning on it anyway as you need to show local needs.

    Have you got a site map you could post?

    It's hard to say without seeing the lie of the land.

    Re. the stream it may be small now but liable to flood after heavy rainfall, you should check that out.

    As for building, you will need to get a percolation test for sewage treatment, problematic on boggy ground.

    The EA only gave you his opinion, you would need to consult a planning agent to get a more rounded idea of your chances.
