Cost of building in Dublin

    Hi folks myself and my partner are hoping to build our own house. We are planning on building at the side of her grandfather's house in Artane, Dublin 5. From the information we have read, there are alot of suggestions to arrange a pre-plan with DCC before we progress with the planning. We would be looking for something between maybe 90-100 m². 3 bed if possible, how much on average should we be preparing to spend on this?

    I would say expect @ 500K all in. You have the land which is great. The next is a simple design - find a good architect. Most charge a % or you can try a fixed price - decide if you want a builder led / managed or direct labour depending on your risk / experience. There are a lot of hidden fees - the self build magazine and the exhibitions they do plus the ideal home exhibition are great places to ask questions and meet potential partners. Prices only going up I'm afraid. My tenders came back @ 380 two years ago, that's ex vat, ex contingency, ex any Architect, Development contributions, insurances, service connection fees etc - was heading to 500K with all that in. Might be more like 600K now. My problem is the area I'm building the house is only worth 350-400K so the bank won't lend me! Your location is key to checking the market value finished is more than the cost to build to make your financing work. Once you have a design you can pitch it to a few companies that will give you a ballpark price, ideally you'd go to tender and get more firm pricing. I'll pm you a few ideas.

    500k all in? For a 100m2 house? Well that seems miles off even by todays bloated prices
