Powerline Adapter Advice

    So I have a 500 download internet connection into the house.

    Downstairs I'm getting 400+ in all areas and 300+ in one back room (which I'm okay with). Upstairs its a similar story 400+ in all but 2 rooms. The master bedroom is about 300+ which I'm okay with and the home office.

    The home office is only about 120. Using WIFI analyzer on my phone I can see that the signal strength is very poor in the office. Now I know a decent mesh network would solve the problem but I'm not sure I want to invest in a pricey mesh system for 1 room (120 while not ideal is still workable and I can easily do my job with it). Also next year its very likely I will be doing major extension works on the house which hopefully will involve running CAT6 cables (also I will be moving the home office to one of the 400+ rooms after the extension). So I'm looking for a reasonably priced short term solution.

    This is where my powerline adapter questions come in. I used them years ago and was able to get about 100 Mbps using them (the old AV500 models). I see you can know get ones rated for 1 GB and 2 GB. I know that these are theoretical maximums that will not be reached but what's the realistic real world performance of these plugs? I'd be happy with anything over 250 (not sure if thats a realistic expectation).
