House built different from existing planning

    Hi,

    We have been inherited a house within the family (built approx 15 years ago) which we have been looking into doing a complete rennovation and adding a small extension (to the side so would likely require planning)

    However, i have pulled the drawings for the house and it seems to have been built significantly different from these drawings, both internally and externally:

    Internal - completely different room layout (bathroom moved, ensuite added, stairs location, room sizes and chimney relocated from wall to middle of house)

    External - House located closer alot closer to boundry wall, roadway moved, site enterance changed, spetic tank relocated.


    Is this going to be an issue if looking to new planning for the extension/rennovation? If so what are the options to help move this project along?

    You can apply for retention for the house as built at the same time as seeking PP for the extension/renovation.

    You architect will advise you of the details.

    Yep just do an application to retain alterations to dwelling as constructed together with permission for extension.

    It will involve a bit more work in preparing drawings and some extra fee to council but overall not the end of the world UNLESS the house has been located so close to boundary that you now have issues re windows too close to boundary which is a building regulation issue.

    The septic tank could also cause issue depending on positioning.
