Exempt planning questions

This may see silly but in the general quide of exempt planning for Dublin it say the extension must be 2m a way from a boundary wall. Does that mean all boundary walls? It seems strange as in Dublin I see extensions right up the neighbouring wall but this seems to suggest they should be 2 metres away from it if not applied for planning.

Can I put an IBC water tank on top of my garage that can be see from the street?

Not sure where you are getting the 2m from as you can build right up to the boundary providing of course there are no windows on that side. Even there was you only have to keep 1m away from the boundary at ground floor level.

Here is why I was confused but the legislation doesn't mention what this does in point 5 about 2m distance from boundary

That's the previous SI. The subsequent (2001) SI requires 2m from boundary at first floor. Generally only a issue in semi-detached and terrace extensions. https://www.irishstatutebook.ie/eli/2001/si/600/made/en/print#sched2

Guide leaflet is from 2003, after the above update. The SI above is from 2000. Remember these are the conditions for exempt development, not the rules for development. Two storey extensions on the boundary are possible, they simply require planning permission.

Exempt garage flat rood is limited to 3m high. An IBC water than or even the lowest garage is going to exceed that. Not aware of anything in writing that exempts it.

above ground floor development, ie first floor.

you mention second floor, that would typically be the attic space in a typical 3 bed semi.

fair point. It is actually a very old layout. The building has a basement but steps up to the "ground" floor which is probably actually the 1st floor from the back. Either way it sounds like I will have to apply for planning for what I want. Old gerogian house

that would be my way of reading floor levels.

also above ground can be relative to the property and the exiting ground level. Basement adds a bit of complexity to it of course.
