Outline planning permission

Is it possible to get outline planning permission for a one-off house in the countryside? Would a buyer buy a site on the basis of outline planning permission? Would it add much to the value of a site?

Can the outline planning permission be used by any buyer to get full planning permission? Does the person applying for outline planning permission need to be the owner of the land?

i wouldn't buy a site based on outline permission. gives no guarantees that the site is even suitable for development or that the planners would give a grant based on an outline permission. it helps but there are more hurdles to jump with a proper application.

1. A lot of people do buy a site that has the benefit of an outline permission.
2. Yes having OPP on it certainly does increase the value.
3. No, not necessarily. If its in a rural location then there would be issues possibly.
4. No but a letter of consent (to make the application) would be required from the registered owne

1. a site for sale with Outline permission is much more desirable and valuable than a site which has no planning and is being sold subject to planning.
2. It actually IS a guarantee that the site is suitable for development. An outline application deals with ALL planning issues except design.
3. a "proper" application? 'outline' and the 'permission consequent' are basically two parts of a full application, and when you have outline permission you are very well on the way to having full permission.

if local needs applies to the area, then the outline permission will be tied to the applicant (or applicants immediately family) and cannot be transferred without a new application

if local need does not apply to that area, then anyone can take over the outline permission

as said above, An outline application deals with ALL planning issues except design. local need is a planning issue, and will be dealt with at outline stage
