Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Planning permission queries

    We are currently in planning stages for a ground floor rear extension and have a couple of questions if someone could help please. We will be speaking to an architect friend down the line but are just trying to get a few things straight in our heads first.

    Our kitchen will be moving across to the opposite wall where our dining area currently is. There's a small window in the room and I'm wondering if we can change the shape and size of the window without needing planning permission? It faces the fence between us and next door, about 1.5m from the house.

    We want to put in a utility room and would love an external door in it. Does this require planning? It would be on the other side of the house opening out on to the other side entrance (we're detached) facing the fence between us and the other next door.

    If we do need planning, which is what we assume, can we also tie in permission for an attic conversion on the same application with the intention of completing that in about 4/5 years time, before the permission expires. Or would it all have to be done together for the architect to sign off?

    As long as the new/altered windows/external doors at ground floor you mention are in excess of 1.0 metre from the boundary they face (and not to the front elevation of the house), I'd suggest exempt from planning.

    Regarding planning permission and sign off, problem is first condition of any planning permission is usually that all must be carried out in accordance with the plans/particulars submitted. Usually sign off (opinion on compliance) would only be issued by an architect when all works outlined in the planning permission are complete and not when just some elements are complete.

    If you find for some other reason you need planning permission for the ground floor extension, best just get planning permission for that, and then apply for planning permission in 4/5 years time for other works you want to do, as you never know what can happen in the interim.
