    Hi there,

I've been living in Dublin for nearly 10 years. spent the first 3 years in ballymun, finglas area, 2 years around coolock due to college and moved to south Dublin (foxrock, Dun Laoghaire..) since then.

Now, I am looking to buy a property in south Dublin.

how about simon's ridge sandyford? i've never been there before and hoping to hear anything about it! thanks

If you've lived in Ballymun, Finglas, and Coolock I'd imagine Simon's Ridge will be absolutely fine for you, it's a quiet enough area. It is adjacent to Kilcross which has a bit of a reputation but is a lot quieter now than it would have been previously. It is beside the M50 but above it so noise from it shouldn't be too big an issue.

Couple of potential drawbacks - the Blackglen Road access is quite narrow at the minute but it is intended that it will be widened in the next few years, this will presumably cause traffic issues in the meantime. It is also likely that there will be development on the 'mountain side' of Blackglen, this will add to traffic. Finally, I have heard there are issues with the construction at Simon's Ridge, it was a few years since I heard it but iirc there was a problem with fireproofing between units.

There is very limited public transport availability up there too if that’s a consideration
