Legal Fee Query

    hi,
    in relation to the purchase of a new house where there is no mortgage to be drawn,
    which of the following outlays do not apply?
    Land Registry fees
    - Purchase
    - Mortgage
    - New folio
    Searches
    Commissioners fees
    Copy folio print-out (and does this need to be a certified copy?)

    Same query for the sale of a house?
    Lending institution fees
    - taking-up Deeds
    - vacate fee
    Land Registry fees – vacate fee
    Folio and File Plan
    Commissioners fees

    The fees for land registry are on the PRAI website. Fees for vacate and taking up title deeds depends on the bank - they all have different rates. Commissioners fees is €10 a document and €2 for any exhibit like a marriage cert. Searches depend on how many people and property to be searched against.

    For a new build you should get a certified copy folio as you’ll need a map to show the boundaries to the property have been registered correctly as per the map submitted.
