Porting a mortgage with TSB

Currently on tracker rate 1.1% with ptsb, 11 years left on mortgage.
Want to move to a new home and will hopefully avail of the port mortgage rate ptsb have on offer of tracker rate 1.1% + 1%
House valued in excess of €185,000....we have €119,000 outstanding on the mortgage.
Here's the thing that's confusing us....if we have the 20% deposit saved for new home, plus the proceeds of the sale of our home and we find a new home that doesn't require additional borrowing, can we really move to a new home and still only have 11 years of a mortgage left at 2.1%.....too good to be true?
