Adding Dormer window to semi-d in wicklow & external enclosed staircase

    Hi Guys,

    We have a standard 3 bed semi in county wicklow. The attic is converted with a spiral staircase to access it. It's not a great job, and was done before we moved in. The velux windows (3) are all in a poor state of repair. We use the room as storage and more recently as an office.

    Thinking of looking at improving the finish and space as working from home in some form is here for the foreseeable future.

    The back of the house does not overlook anyone as we face onto a road and then a field beyond that.

    I am thinking of adjusting the roof to incorporate a dormer window which will allow for a brighter much more usable space. The dormer would also give really nice views of the countryside and the sea beyond.

    I've done a few searches of the forum and on WW planning site to see if there is any reference to something similar to see if it would be allowed but haven't come up with any results so far.

    Is there any way to consult with the Coco to see if such a project is something that would be allowed in advance of getting technicians etc involved? If it's a total 'no' then i'll just replace the velux and make do with the current layout.

    Was also thinking that it would be very cool to remove the spiral staircase and punch a hole in the landing wall on the second floor and put an enclosed external staircase to the attic on the gable wall of the house to reclaim the floor space lost to the stairs and landing. This would also have the added bonus of covering over the side passage allowing dry storage for firewood etc.

    Anyway, advice on where to start without committing a heap of money would be appreciated.
