What's involved in a BER assessment?

Can anyone tell me what actually happens during a BER assessment? I've looked up online and it says an assessor will take measurements and check heating appliances and need to see heating bills and access the energy meter.

Landlord sent someone around today to do one and all they did out of the above was take measurements of the rooms and windows.

Not prone to paranoia but wondering if he was sent in to scope out the property for sale.

why would a landlord send out someone to scope out their own property??
a BER is required when a property is set for sale or rent, generally, or if a grant is being considered or remortgage

1. BER assessors dont need to see energy bills
2. Theres no such things as "the energy meter" so, no, theres no requirement to look at one
3. they dont "check" heating appliance.. visually looking at it is enough

the assessment is non-intrusive and on a visual basis only.
its basically a box ticking exercise.

I had energy assessment to get AIB green mortgage rate. Guy came around, had a look around for 15 mins with some equipment. Sent me an invoice for 150 euro and next day I had a B3 BER rating emailed to me. Saved me 60 euro a month since and its fixed for 5 years.

Your landlord is either doing it for a sale or to better his mortgage or maybe just to get a valuation. Who knows?
BER lasts 10 years only

Usually they look for information about the windows (u-value) and details of the boiler (assuming you have one) so they can assess its energy efficiency.

If work had been done such as insulation they would want details of the materials.

If there's an attic they should have taken a look at that.

Some guy rocks up and punches a few numbers into a bit of proprietary software on his laptop and sends you a hefty bill for the privilege.

You can improve your BER by having energy saving lightbulbs in place. My BER assessor gave a different reading for the double glazing at the back compared to the front - the front was newer and better insulation. He wanted a cert from the guy who pumped the walls, and another from the firm who insulated the loft space. I got points for having an insulated panel that dropped down onto the loft hatch. A more modern boiler of whatever type will get better points than an old one, a solid fuel stove that burns eco friendly fuel will do better than an open fire.

No, I don't think so, its easy to see it is done, but this man was crossing Ts and dotting Is.
