Cost to upgrade 70s Semi-D

    We're looking at doing a retrofit/upgrade of our 140sqm 70s Semi-D with suspended timber floors downstairs. We're looking at doing the following big jobs:

    1. Insulate underfloor and airtight membrane at ground floor level. Let's say 110sqm area.

    2. Internally insulate all exterior facing walls with 60-80mm insulated plasterboard slabs. (will be replacing windows/doors before doing this)

    3. Replace heating system to include
    remove old gunbarrel and replace with qualpex+copper, 8/9 new high efficiency rads, new hot water cylinder, switch from oil to gas (new boiler+flue), new zoned heating controls with smartphone control (e.g. climote). We have a gas supply up to the meter thats not in use so that needs to be brought into the boiler. We have already been quoted E14.5k for the heating system which we reckon is grossly overpriced, particularly considering we would expect the grunt work of lifting floors for ease of access to be taken care of in the other jobs.

    4. Replace electrics, looks like full replacement as most wiring is clearly from the 70s, and clearly very dangerous (fizzing and sparks from the wall behind me last week from the mains that was later accidentally blown up by a RECI and his kango thanks to the mains line being set into the plaster at a diagonal.

    What could we be looking at for each of these jobs?

    You didn't say where you are

    3. quote for plumbing sounds about right going by what i got done about 3 years ago (dublin) - its basically a full mechanical swap out.

    4. 8-10k plus - depends on what you want re lights/sockets/data points and how much chasing there is

    1 and 2 wouldn't have a clue but given the lack of tradesmen - it'll definitely seem like more than its worth :)

    Not exactly the same as your requirements but thought the below might help. Dublin based detached house.

    1. We replaced our suspended timber floor with concrete, 150mm insulation and underfloor heating. Cost was €11k for the insulation and concrete. Area was bigger than yours - maybe c. 140sqm

    2. External insulation on three sides plus pumping the front wall (€19k less €6k grant).

    3. Our's was €14k. A bit more expensive to do the underfloor heating on the ground floor.

    4. €10k.
