Question on rent.

Hi.

Am renting for the last 5 years in the same house.

In fairness the rent has not gone up in the 5 years.

Got a letter today and it will increase by 11%. Does this sound ok?

Is there something about a max increase of 4% etc.

It accumulates for each year they don't give you an increase so they can give you a lump increase, our rent hadn't gone up in over 3 years so we got stung for a 9% increase last year, we'll probably get 9% again next year after 3 years pass

How does it accumulate. You get 9, I got 11 etc

Yours was 5 years so it's a larger figure, ours was an accumulation of 3 years. The most ours can go up is 3% a year, so was 9% after 3 years

So should mine not be 15% increase then?

If you’re in a rent pressure zone use this link and follow the instructions. It’ll tell you the max allowable increase.

Your landlord might feel it's not fair/right to increase it by the maximum he is allowed to by law.

Thank you. Yeah. It’s a rent pressure zone alright.

I Input the details and the figure I got quoted is the ‘max allowable increase’ (i.e. an exact match with the 11% increase I was on about earlier)

Q on this, trying to read through all the waffle in the letter I got from estate agent, anyone know if im supposed to get 30 days notice or 90 days notice?

hmm, ok , letter states my new rent to start on the 15th May 2021



I only got the letter on 14th April 2021

I am in a rent pressure zone, so not sure if the 30 days applies to this

At least 90 days according to this:

A tenant must be informed of any review to the rent with at least 90 days’ notice in writing of a change in rent (an email or text is not considered appropriate notice of a rent review).
