BPS removing site

    Hi I am going to apply for planning on a half acre on the farm. It will be in agricultural use for most of the rest of this year maybe even into the start of next year depending on how planning goes.

    Can it be left in the maps for this years BPS?

    Also was thinking of transferring the site from father to son before applying for planning as it would be valued as agricultural land has anyone any insight into that?

    If its transferred from father to son but still in agricultutal use can bps be claimed for this year, bps and herd number both in fathers name.

    As far as i know if its not fenced off on may 15 leave it in. Sister got a site here
    when farm transferred to me ( not used yet ) and its still in my BPS application.
    Think you be better looking for planning before transfer as councils slow to give approval so you might not get it where you want

    Why would it matter regarding a fence or not? Once the farmer has the use of the parcel for the year, they can enter it into their BPS. A fence around it is only subdividing the field. Unless it is dug up and concreted or stoned over, sure it is still valid for submission.

    Have you had an architect out yet? A friend got their architect out to the site they had in mind and the architect recommended a completely different site that would be more likely to secure planning.

    Yes or not give any permission if they deem houses available in local village, or if you're not farming. Can do preplanning meeting with council

    Yes architect viewed site and saw no reason to not get planning. I am working evenings and weekends unpaid on the farm and need to live close by for cows calving. I think I should have local needs based on this.

    You’ll get your bps this year. Get your planning, get site transferred then fence it. Don’t put the cart before the horse and don’t mind what the architect says. You won’t get planning until the council say you have planning. No advantage transferring the site as ag land before hand.

    No need to take out the site from BPS application until you are actually building the house. If you haven't got planning even submitted yet it will be August at the earliest until you could even start building.
