Hi, looking for some advice on a planning issue. I'm looking to extend my garage by 20m2.

It's a fully detached single storey garage that front faces on to the road, parallel to my dormer bungalow house. I'd be extending it to it's rear in a straight line, to make the garage longer but not any wider or higher. It wouldn't impinge on my neighbours to the side in any way (don't have neighbours behind me) An extended garage wouldn't be any more visible from the road than it currently is. I haven't extended either the garage or my house since the original planning permission.

I don't think I need permission to extend but I'd really appreciate anyones view on this.

Unless the current garage is less than 5 m2 you will need permission.

What is the current size of the garage?
The max size is 25 Sq. M without planning and a few other stipulations.

So to,extend by 20, without planning, it must be currently tiny........5 Sq. m.

Call your local planning authority, by the sounds of it you'd getting planning permission no bother. I found our local planning office very helpful.

Local Planning Office will tell him the same as what we’re telling him now.

Guys just to say sincere thanks for the posts and the advice. I'll definitely be restricted size wise in any extension I put in.
