Would extension out to include the existing pump house be possible without planning?

    Am aware of regs around sqaue space and rear facing. But I'm considering extending out the kitchen onto the pump house already there. Would this pump house space then have to be included in the square space added on?
    If not it would allow me to add to toilet and kitchen with ease.
    But if the pump house was added as floor space with the house it would make things more difficult.

    Are you taking in the floor area of the pump house as part of the extension?
    The pump house could enjoy the shed exemption of 25 Sq. M while still using the 40 Sq. M exemption for the extension subject to garden space etc.

    Hard to advise based on just the info you’ve provided unfortunately.

    Apologies, that's my question really: does the pump house need to be included as part of the foor area? I would be bringing the floor space of pump house into the house as part of extension.

    There is plenty garden space, rural area and big garden. The issue is the pump house is at the back of the house very close to the current kitchen area. To extend out to pump house would not need as much significant work. And to extend out any other way would not make sense, the rooms opposite end are a sufficient size and if I extended out the middle there would just be a horrible small gap betwen the house and pump house, so no window there.

    Its an old 80s bungalow, not sure if I am explaining it correctly.

    Thanks Gumbo, would it still be possible for me to build a garage then seperately on the side of house without planning, within height and square M regs obviously. The pump house currently holds my tools etc. so I'd need a place for them.

    Possibly yes.
    Get an opinion on the ground before you pull the trigger though.
