Tenancies protections under Part 4 during Covid

    A relative is renting a property since late last year and since the eviction moratorium has kicked in the tenants have informed them they are there for the next 6 years as they cannot be evicted during the initial 6 months before a Part 4 kicks in - this might seem sensible for maintaining tenancies, but the citizens information advice below seems to counter this. Does anyone know if 6 months period still applies to gain Part 4 rights, as it says that this period is for the 6 months outside of the exceptions?

    Can they issue a no cause notice of termination to the tenants after the initial 6 months, as only 2 months have been "valid" before a part 4 kicks in?

    It seems to be clear, but does this affect *all* new tenants rights, as there will only be 4 months valid if they are in-situ for the any new tenant in the last year?

    This is the important part of that link:

    “During COVID-19 emergency periods, Part 4 tenancies and further part 4 tenancies cannot start. And these emergency periods do not count towards the time spent as a tenant for Part 4 or further part 4 tenancies, if the person is subject to a notice of termination or awaiting eviction.”
