Landlord Policy - Business Interruption Scheme

    Hi all,

I came across a policy feature document for a pre-Covid insurance policy that a landlord had taken out for a commercial property that he rents to a hairdresser. It had a section on it that appeared to say that loss of rental income as a result of business interruption was covered under the policy. With all the talk lately of Pubs being covered for business interruption, is anyone aware of any cases where a landlord has claimed loss of rental income as a result of business interruption. It seems too good to be true!!

My claim (pre FBD/Publicans case) was rejected by insurer. Loss of rental income due to a pandemic etc wasn't covered in policy

Read the policy conditions. It should detail the parameters. If it includes "notifiable disease" you are covered.

However most rental interruption won't have that and cover is for some physical event (storm, flooding etc)- but some do.

The other angle is to see what insurance the tenant has. If their insurance includes notifiable disease they may have the rent costs covered.
