Granny Flat query

    Hi,
    We are looking to build a 40sqm two bed granny flat at my parents house.
    Would anyone point me in the direction of how I would go about this?

    Planning Permission.
    Local Architect, Engineer, Surveyor, Agent (anyone familiar with Planning requirements) and can put together an application.

    Different Councils have different requirements, but all are very close.

    Design
    Size
    layout
    positioning on site.
    Genuine Needs (you have to supply proof of the need)

    Where are you based? (What Local Authority)

    Based in Kilkenny.

    Think it's 40sqm or less and requires no planning we would be attaching it at the side door which is never used.

    40sqm might be too small for a family of 3 though

    40 Sq. M is the exempt limit for a domestic extension to the rear only.
    To the side requires planning.
    Granny flat requires planning.

    They won’t tell you.
    They will tell you to ;
    A. Lodge a section 5.
    B. Arrange a pre-panning.

    Both of which, drawings are beneficial.

    Now,your back to the start of needing some plans. Check their development plan. Do a search (ctrl F) for ancillary family accommodation within the document.

    It will outline the requirements.
