What is the position regarding planning if you renovate an old cottage to make it habitable again? The house hasn’t been lived in for 30/40 years. It has a septic tank on site. Water and electricity on site but disconnected

You need planning but it should be easy enough to get. Our application flew through with a substantial linked extension.
