Adding a Utililty room and planning

    I know you can build a garage with 25m square meters with no planning.



    We want to add a Utility room/bootroom to the side of the house around that size. Do you need to include garage doors that would allow access for a car or is there any leniency at all in this?

    Why are you seeking to avoid planning? Unless you want a garage?

    you can build an attached larger extension (once certain conditions are met)

    who wants to use a utility room where you have to go outside to do it?

    It will be a garage/shed. Not a utility room as it will be externally accessed.

    I saw that if it's not at the back of the house you need planning regardless.

    No, you can build a shed (without PP) at the side of the house subject to certain conditions - see Class 3 of the exemptions.

    Just to add that you can then convert the shed to whatever you wish domestically, again subject to conditions :)
