    Does anyone know if Dublin City Council would take into account a property owner who doesn't live at a property and wants to build an extension to convert to flats to rent out?

    Long story short: Bought an old Georgian terraced house a few years ago and have just finished renovating it. The house next door was empty for years and was bought last week - the new owner, a builder, has just applied for planning permission for a three-storey apartment block in the back garden (for 3 separate flats), and to convert the house into two apartments.

    This would block all the light from my garden/kitchen and result in a massive structure right next door. I am obviously going to object, but was wondering would the fact the new owner has no intention of living there make any difference? Would he be looked on less favourably, or are these applications taken 'blind' in that it's just the structure examined and not the circumstances?

    Any experience with this much appreciated!

    Doesn't make a blind bit of a difference if they live in the property or in the North Pole to be honest.

    It's the development that is assessed by planners not the applicant (unless for rural housing).

    You need to check the development plan for the area to see if high density residential development is preferred in your area.
    Loss of light and over shadowing would be a planning issue and one which is easy enough to prove / discount.
