2 acres in West of Ireland village - planning options ?

    So, 2 acres in village, within speed limits, foul sewer available. Looking to secure outline planning to maximise market value. Council currently limiting applications to 3 housing units as per development plan. Just thinking of options with viability in rural village setting. Anyone know about retirement villages or the like ? (Not a nursing home, more sheltered / monitored type accommodation). Open to suggestions. Shop /Filling Station not really viable.

    Sounds like a tiny village if the council will only consider 3 units to an acre.

    What facilities are available in the village that might make it more suitable to sheltered housing?

    Council policy seems to limit 3 units per application. Could look at various applications but I guess any after first one on same land holding could be deemed premature. RC Church, community centre and pub only other assets really.

    Piecemeal applications like that make no sense. The only reason I can think for a planning office to have such stunted development policy is if there is some physical engineering reason that need to be determined every 3 extra units or so.

    Gov policy suggest densities of approx 25-30 per hectare in edge of village sites... That's nearly 10 to an acre

    Think it was a reaction to some of the over development of rural villages during the boom, particular where demand was met or exceeded, i.e. vacancy rates. Policy up for renewal this year so might hold out.
