Planning for a garage that was never built

    Hi,

    Could anyone share any advice/experience on if I would need planning to build a garage that was on the original granted planning permission but never built?

    The planning was approved in 2006.

    You probably need to apply for planning permission again.

    The planning permission granted in 2006 lapsed in 2011 so is now of no use to you. It would have been possible to extend it in 2011 but that would have only brought you to 2016 anyway so long gone now.

    If the local authority granted permission for it in 2006 you'd be hopeful that they will again - but obviously no guarantee because planning objectives change over time.

    How big is the proposed garage? And is there any other sheds in the site?

    Thanks for the info Metric Tensor.

    The plan has 7.5 x 5m, yes there is a shed but just a small wooden one that could be removed easily.

    Looks like Planning may be required again.

    Am I correct in guessing that you originally applied for planning permission for a house and a garage on the site back in 2006. You built the house but didn't build the garage at the time.

    Now you want to "complete the job" (so to speak) and build the garage?

    Could he argue the works were substantially complete when the house was complete?
