    Hi All,

A small extension was built which at the time was under the allowed size not requiring planning permission on my mams house, roll on 10 years later circumstances have changed and my mams wishes is the house will be sold after her day.

Is retention required before sale or will it be okay as it is to the back of the property and under the size allowed without permission. I think that is a total 40 square metres or something, but not sure exactly?

You will need an architect, Engineer or Building Surveyor to give you an Opinion on Compliance with Planning Regulations (The exempted Ones) and an Opinion compliance with Building Regulations in order for a sale to go through.

You could look at getting them now as they don't expire.
