    Hi

The lad who owns the park we have our caravan in wants the full amount for the years rent, even though noone will be able to use it for at least half the year by the looks of things.

His costs aren't going to be as high, but no sign of a discount, not even a small one.
A lot of the people on the site are not happy at all.
Anyone else in the same situation?

His insurance is probably the same, if he has a business loan it still has to be paid, the place still needs to be kept in good order and his shop takings will be zero. Do you want him to stay in business?

Campsites usually only have six months of insurance, that's why the close for half of the year to the public/residents and lock their gates.
So, if they are only open for a quarter of the year their insurance should be half, also the electricity and other services bills would also be significantly less plus they can probably claim some pandemic relief.
So, no excuse at all for not passing on some of the costs reductions by way of a reduced annual fee.

Caravan, mobile home and motorhome popularity has shot up this year. If you don't pay he will kick you off the site and have a queue to take your place.

Not the case- his costs are lower.
Otherwise it would not be reasonable to query a discount, would it?

    No question about that.

He probably has other costs that didnt go down...

...... grass maintenance and cutting still the same
....... annual panting still to be done

Also ... insurers are not kicking back rebates cos of C19. So he still needs PL cover whether closed or open.

It depends on the wording of the cover in the insurance policy. Four pubs took a legal action against an Insurance Company (FBD) in the High Court for Loss of Profits due to Covid-19.

The High Court gave a decision recently and found that the Insurance Company was liable because of the wording in the Insurance policy.

This decision applies to all trading entities, and not just pubs and FBD.

That's exactly what happened to a friend of mine who has a mobile on a site in Kerry.
Last year he was promised a discount for 2021 but when the usual bill came out and he reminded the site owner of his promise he was told pay up or move out.

PL cover and business interruption are two completely different types of insurance . The case involving the pubs was entirely based on their business interruption policies.

It likely isn't. With the site closed, you could easily reduce the grass cutting programme in two. No need to keep it particularly neat when there are no guests.

Assuming that the site has been mothballed properly, maintenance is negligible.

This sounds like a campsite owner that's taking the piss, just because he knows his customers have no alternative. This was the exact same carry on from creches at the start of the pandemic

Thanks for that. I forgot I'm living in Ireland, and we have to bite down and take it, whatever it is !
If it isn't in black and white that you can't be done, you will be done .

This decision applies to all trading entities, and not just pubs and FBD.

The decision only applies to FBD and not even all of their clients, just ones with a specific policy wording. No other insurer is bound by this decision. However, some companies who use SIMILAR policy wordings are beginning to agree claims, as potential legal action by their clients would likely result in the same outcome as FBD.

Many insurers will not be paying these claims because their policy wording excludes the outbreak of Covid-19

Shot up this year ? Or last year ? And do you really think there's a queue ? A queue to pay thousands for a service that can't be availed of ?

There were a lot of new people on sites last year but there wasn't a lot of time between lockdown ending and the summer season starting to find and buy a caravan, motorhome etc. A lot of people have been buying over the winter and bookings for the summer are very strong. I would be more aware of caravan prices than mobile homes and the prices are higher this year than they were two years ago for the same caravans even though they are two years older. There are also a lot of people being stung with very poor quality caravans.

With mobile home parks it has always been a case of "if you don't like it you can leave" but the owner will charge you to take the mobile home away and you will have to pay to get connected in the new place if you can find one. If you don't have somewhere to move to you will be lucky to get half the value of your mobile home from the owner of the park and he will then sell it on to the next person.
