Extension plan

    I am hoping to get a 1 storey extension done this year for adult kids to have their own room/space..


    Plan is to turn garage into 2 large bedrooms.

    Main issue is having access from "under the stairs" and having the gas meter moved.

    Everything else hopefully straight forward.

    Am I missing anything? 4 companies due in next week to quote for it.

    Plan?
    Dismantle current garage.
    Dig foundation.
    Erect extension (1 window at each end)
    Plumb heating.
    Electrics and Alarm.
    Access from under stairs in current house with angled doors maximising space in each room. So basically Kid A gets left and Kid B gets right

    Approx costs

    Extension €30k
    Plumbing €1k
    Electrics Alarm FOC ( I work in electrical servicing company)
    gas meter ????
    Windows €3k

    I know I am missing something, fittings/furniture coming from current shared rooms so no real issue IE they can buy their damn tvs :D

    Gas meter move with GNI doing some digging to another location externally is roughly 700-900 ex vat with a surface mounted box. You'll then have your own RGI costs to tie back in from the new position. Get GNI out to look at this asap in case there may be issues

    Access under the stairs? Can you achieve the 2m height as required by building regulations?

    probably wont get the 2m under there, other option is a corridor in the build which decreases room size.

    Ok Well here is how my extension went

    Keep under 40 sqm and you wont need planning

    Builder did - Windows/Doors/Walls/Skylights/Roof/New Slab/Kitchen/Plumbing for said kitchen/Steel Beam reinforcement/Plastering (40k)
    Elec - Did myself ( Im a sparks)
    Make sure you can be provided with relevant certs of compliance

    Not covered under Builders costs

    Skips and Waste
    Painting
    Tiling
    Blinds
    Floor Finishes
    White Goods
    Smoke Detectors
    Damage to ground in yard
    RGI person to move gas.

    Keep under 40 sqm and you wont need planning

    If it's to the side of the house (as in case of OP) planning permission required.

    Just be aware that between now and July costs may change.

    Not sure any builder will hold/fix their quote for 6 months?

    Let’s say 1st July start.

    It’s now 7th feb.

    Let’s say you engage someone and have a planning lodged by the end of feb.
    that puts the decision to the end of April.
    4 week appeal period brings you to the end of may.
    First week of June brings the final grant.
    Commencement notice period and BCMS lodgement brings you to 3rd or 4th in June.

    So yes you have time. But it’s close.
