Why aren't there more retail units popping up on Daft?

Walking around Dublin it seems quite a few units are vacant, not surprising given the situation. However, my Daft alert for retail units in Dublin is very quiet, quieter than pre Covid when there'd be one or two a day.

Id say a lot are possibly in mediation with landlords over rent owed or landlords don't want to flood the market and drive prices down. Some cnn afford to sit on them, renovate them and let them out later for a higher price.

We're in level 5 lockdown. goodness-only know how long for: who would expect anyone to be interested in renting a property at the moment. No point paying advertising fees when no one is looking.

Shops have to sign a lease for 1 -2 years, why would anyone sign a lease in the middle of a pandemic, when rents will probably go down.
theres rental units i see 5 mins from o,connell street, empty for 12months, this is before the pandemic started .
eg see old clarks shop,s ,beside easons o,connell street empty at least 14months.
if office workers continue to work from home , after 2021,
many cafes, coffee shops will go out of business .
i think many shops are simply paying no rent now .
    They have no revenue .
And theres still large new buildings with retail being built now, eg old clearys building .
its about the worst time now to open a new retail business .
