Angle of stairs.

Looking at getting a stairs into a loft, because of restrictions the joiner said there would be 12 steps instead of 14 and the angle would be 45degrees instead of 40.

Is this to steep?

Will it jeopardize selling the house down the road?

42 degrees is the maximum allowed in the regulations, so it would cause problems when selling.

tabby aspreme is correct about the max being 42 degrees, however if the space is only being used for storage, and not living space, that doesn't apply. If it's living space, you could have problems when you come to sell.

I had a 45 degree stairs due to constraints with space in an old house. It was really too steep, uncomfortable and unsafe and very difficult to get things up and down it (mattresses, furniture etc). Ended up knocking a wall and was then able to turn the stairs at 90 degrees to get more treads in and put the angle at 42.

Those 3 degrees might not sound like much but there is a huge difference when you experience it day to day.

anyone know where to look for the regulations on it?

The angle wouldn’t bother me because it can be 800mm wide if not more so bringing thing up the stairs will be fine and head height isn’t a problem just the footprint.
