How to value a site?

    I've spoken to family member about buying a site from them and they've agreed that if it goes ahead it'll be somewhere below market rate.

    My question is how to I work out market rate? I can't find anything similar for sale at present. It's not too far from Limerick city, probably not a desirable district judged by house prices in the area. Also it's about 400 metres down a passageway.

    Would a valuer or auctioneer put a price on it? I want to reach a fair price but to me details are very specific and I can't really imagine anyone outside the family wanting to or getting permission to build there.
