What is deemed "Rear of a house" for planning permission purposes

    * The house is located in a Rural area, not overlooked or close to neighbours.

    * The entrance (Front door ) to the original house was facing the road.
    * An extension was made to the house so that the Front Door was changed to the side of the original house. ( Full planning received )
    * A further extension is being considered which would be to the "Rear of the Original House", but to the "Side of the extension".

    Can anyone advise - What is deemed "Rear of a house" for planning permission purposes in the above scenario.

    Do you realise that the floor area of the previous extension is reckonable now when considering any new exempt extension?

    What size was the previous extension which was granted permission??

    it largely depends on the exact nature of the subsequent planning permission and its wording/labelling of drawings. a section 5 declaration from the local council to clear things up may be the best option here as it seems like it might be unclear.

    having said all this, i would strongly advise against any building works being undertaken without engaging an engineer/architect, if you already have one then they really should be looking after this for you (depending on terms of engagement)

    Yes - thanks,
    over 40sqmtrs I would say. ( Yes - I know the new Ext will require a further planning permission request )

    Plans for the new Extension will be drawn up by an Architect & we will have an Engineer to oversee the work when it is being done.

    so whats the reason for your question then?

    if its for the newspaper, just refer to its as "permission for extension to dwelling"

    perfect, ive seen that its over 40sq.m anyway so its largely moot but your architect should be advising you regarding planning (whether they are engaged to look after planning or not they should at least advise on planning/section 5)

    perfect, ive seen that its over 40sq.m anyway so its largely moot but your architect should be advising you regarding planning (whether they are engaged to look after planning or not they should at least advise on planning/section 5)

    the rule of thumb is the rear of the house is the opposite side of where the front door is. Its usually very obvious which side is the front and which side is the rear anyway.

    just because the door has been turned 90 degrees due to a porch etc doesnt automatically mean the "side" becomes the "rear"

    that's true, but it depends on the labelling of planning drawings too, since there was a supplemental pp obtained on the property it might cause problems if they don't all match (they should, but they might not, given the standards of design in ireland at times something that looks like the front may not necessarily be the front)

    that's true, but it depends on the labelling of planning drawings too, since there was a supplemental pp obtained on the property it might cause problems if they don't all match (they should, but they might not, given the standards of design in ireland at times something that looks like the front may not necessarily be the front)

    you dont need to label a planning drawing elevation as "front" or anything like that...

    i often just refer to them as the orientation to which they face.

    anyway, if i doubt re exemption, seek a section 5

    i know, but they often are and im just pointing out that this may cause/solve problems especially seeing as there are two planning permissions obtained
