Kitchen extension query

    Hi All,
    Just had a quick question we are looking to get a single storey extension on the back of our house 4x3 m2 . We have 100m2 garden so it won’t be reduced to less than 25m2. Do we need planning permission? Looking at citizens information it doesn’t look like we do.

    40 square metres is the max floor size you're allowed to extend by without planning permission.

    edit: any previous extensions have to be included in that 40 square metres

    Possibly not but there are a few things involved and not just the size of the extension and remaining open space. You can view the conditions attached to the exemptions here
