Planning permission exemption for a new build

    I'm looking at a new build house which has a bottom floor that is significantly bigger in size than the top floor.

    While the house is currently far bigger than our needs I am trying to think about the future and if for some reason we could never move again.

    I was thinking that it would be ideal to convert the current single story part of the building into a 2 story to use as an Office. . If we were to keep the space of the extention plus the new attic space below 40sqm would this still be exempt from planning permission? Even though its only a new build.

    This is all assuming that the foundations are strong enough.

    Can you break that down a bit please

    Are you looking to apply for planning permission for something that in the future you want to claim planning exemption on???

    Or are you simply asking, if you build a second storey over part of what you are applying for now, is it exempt?

    Or are you simply referring to converting an attic

    Part of the house is single story. If I were to build a second story on top of the current one will it be planning exempt?

    If visibly to the front or side, then not exempt.

    If to the rear, then it can only be a max of 20 sq m if the house is detached, and 12 sq m if not.... Assuming no other extensions exist

    It's a semi detached. So I would only be allowed to have an additional floor area of 12sqm?

    Which would obviously not be worth building.

    Only 12 sq m on the first floor to be exempt.... And a min of 2.0 from any boundary

    You can apply for anything you want.... So you shouldn't be restricting yourself to the exempt limits

    No.

    Edit. Reasons explained above.

    Don’t restrict yourself to planning exemptions.
    The planning process is not complicated and yes it’s costs, but you get exactly what you want.

    the most you can build ABOVE ground floor is 20 sq m on a detached house
